The fa¢ade is a bearing wall for the roof trusses and <br /> supports a high parapet wall. Alterations are required to comply with current code. Even though the basic structure may <br /> be intact, the connections of the columns to beam(s) that span the spandrel window openings have been altered by <br /> dropping the window openings by a foet in the west bay and clipping the studs that spanned the opening. Positive <br /> attachrient of the columns to the beam should be indicated in the drawings submitted for permit. <br /> As we discussed in the field, ali of the fasade alterations for this tenant improvement should be includzd in one permit for <br /> the tenant improvement, since the new storefront will determine the maximum occupant load (based on a single exit)for a <br /> future rental. Currentiy the entry doors to the space do not meet building code requiremenls, and that is not a big deal <br /> since the space is unoccupied.
