Tl�e following factors <br /> were ..onsidered prior to making a preliminary decision on this proposal: <br /> 1• The site is zoned C-1, General Coimnercial Zone, which wouid allow this tise. <br /> 2. •Phe site is nearly level and is currently vacant and cuvex•ed w:th scotch broom and alder <br /> saplings_ The site is bounded by Metropolitan Life to the east, proposed Diagonal Way <br /> Business Park to the ;�est and a residential area to the north. <br /> 3. Access is proposed via a one-way drive off So. Broadway, looping z.round the rear of the <br /> proposed building� and exiting to So.. Broadway to the west uf the building. Business <br /> acc-� -as on both sides uf So. Dr.oadway should be satisfactorily aligned to prevent dangerous <br /> trazfic situations. 4� parking spaces are proposed on-site. <br /> 4. The rear 3/4 acre portion of the sitP which abuts R-1 residential uses is not proposed for <br /> development at this time. If stripped, this area must be immediately reseeded. Provision <br /> for future access to this portion is required. <br /> 5. Minimal excavation is proposed for this site. The adjacent constructicn tu the west in- <br /> volved considerable cuttinq and filling. Information i� needed which st.ows the topograohical <br /> . relationship between the two sites. <br /> 6.
