The <br /> property is grassed with some brush. <br /> Crainage slopes to the northeast �vith slopes averaging 4%. Utility and vehicular <br /> access is provided to Everett Mall Way via easements across the existing Arby's <br /> restaurant parking area. <br /> Site soils are classified as: <br /> 5 - Aldenvood - Urban land complex - (Type C Soil) <br /> Proposed development includes 14 Cottage homes, walkways, landscaping and <br /> a parking area located at the southern end of the site. <br /> The drainage concept for this project consists of routing the developed runoff <br /> from paved surfaces within the site into a detention wet vault located under the <br /> ��arking area at the southern part of the site. <br /> The gross hydraulically-connected impervious area boundary created by tiiis <br /> project is 1'L,152 SF. See attached revised impervious area drawing. Referring <br /> to the subject attached drawing, this gross amount can be reduced the following <br /> areas: - 573 SF (Water feature), -1,803 SF (Paver Blocks), -2,451 (Covered <br /> �� Farking N.), -2,601 (Covered Parking S.)
