Checklist 1197 <br /> PROPOSAL <br /> To construct a 12,Q00 square foot two story office building on South Broadway <br /> and Intercity Avenue. <br /> RECOMMENDATIONS <br /> � It is the recommendation of the Public Works Dept. that issuance of a Negative <br /> Declaration be subject to the following: <br /> 1. Access, circulation and parking plans are to be subrr�itted for Public Works <br /> review and approval. Plans shall include all abutting public right of way. <br /> Driveway access plans shall incli!�e location of driveways on South Broadway. <br /> 2. City streets are to be kept dear of dirt and debris during construction. <br /> 3. During construction all truck traffic to and from the site within the City <br /> of Everett shall be on arterial streets unless otherwise approved by the <br /> Public Works Dept. <br /> 4. Standard street improvemenu including curbs, gutters, five foot sidewalk, <br /> and street secticn are required to all public right of way. Street width on <br /> Intercity shall be 18 feet from centerline: and 41 feet from centerline on <br /> South Broadway. <br /> ' S. �dewalkl nPSouth Broadwayaand Int irct yhdral nage cont ol, new roadn nd <br /> structural section. <br /> 6. This site drains to North Creek, a salmon stream, the main stream of which <br /> crosses the site near its East property line. The Eastern half of the site <br /> is a critical drainage area, currently providing some natural detention storage. <br /> Development of this portion of `che site will require a detailed plan for any <br /> propo�ed grading and filling which should address the impact on downstream <br /> areas due to the loss of existir.ig natural detention. A plan for erosion control <br /> during and after construction will have to be approved prior Yo commencing <br /> site preparation work. On-s.ite detention with provision for sediment removal <br /> and use of a DOE approved oil separator will be required. <br /> AMEND CHECKLIST AS FOLLOWS: <br /> II13a, b, c, dbcftoyes. <br /> INFORMATION FOR THE DEVELOPER <br /> 1.
