The f�llowing factors were <br /> conside::ed prior to making a prelininary decision on this j;r�opasal: <br /> l. The site is zoned C-1, General Commercial Zate, which would allow the pro- <br /> po::ed use. <br /> 2. The site is cu::rently vacant, and some fill material has previously bee�s . <br /> stockpiled on t:he site. , <br /> • 3. Access is propcsed via both south Broadway and Intercity Avenue which do not <br /> currently have standard street improvements. <br /> 4. The sitc is loc:ited in the sensitive North Creek Drainage Basin, and North '• <br /> Creek runs through the northern portion of the site. An erosion control <br /> plan is zequiredl, and a hydrau2ics project approval may he necessary from <br /> the State Fish and Game Departments.
