CFICCISIISL RCVICW OHO-GG CITY OF EVERETT,EVE �'� � <br /> Tr�mq� <br /> PROPOSAL: <br /> The placement of fill and the construction of an approximately 16,000 sq. ft. retail/office <br /> building at Intercity Ave. dc 5outh Broadway (N.E..corner). <br /> RECOMMENDATIONS: <br /> It is the recommendation of the Public Works Department that issuance of <br /> a Negative Declaration be subject to the following: <br /> 1.' A detailed drawing shall be submitted to the Public Works Department <br /> showing parking layout, landscaping, driveways, utilities, storm drainage, <br /> and all required improvements to the public right-of-way. Public Works <br /> Department approval of these drawings is required before any permits <br /> are issued. All improvements shall be completed and as-built drawings <br /> submitted before the Occupancy Permit is issued. <br /> As-builts, easement, and a one year Warranty Bond in the amount of 10% <br /> of the cost of construction of the public water system are required within <br /> � !0 working days uf obtaining public water connection. <br /> 2. City streets are to be kept clear of dirt and debris during construction. <br /> 3. During construction, all truck traffic to and from the site will�in the City <br /> oi Everett shall be on arterial streets unless otherwise approved by the <br /> Public Works Department. <br /> 4. Participation in the cost to fund the South End Sewer Interceptor is required. <br /> 3. Un-site detention is required. Pre-development coefficients must be based <br /> on the conditions that existed prior to the placing of fill on this site. A <br /> temporary erosion and sedimentation control plan must be approved by <br /> the Public Works Department before any clearing, grading or other site <br /> preparation can begin. Drainage calculations to be submitted on City <br /> Drainage submission form. <br /> If the proponent is to enclose the creek in a pipe this must be done before <br /> any �onstruction activity may proceed. The pipe must be extended five <br /> feet upstream of the limits of construction activity, provided this does <br /> not neccessitate crossing property lines. Straw bales or a filter fabric <br /> fence must be provided to prevent silt-laden water from entering the creek <br /> or crossing property lines. All exposed soils must be res�eded within 30 <br /> days of construction completion and during lapses of construction activity <br /> greater than 30 days. The seed mixture must include fast-growing species <br /> . and long-lived species.
