- 7 - <br />These conditions shall be complied with prior to issuance of an <br />occupaᅵu y permit. <br />18, Binding Site Plan Requirements: <br />a. A binding aite plan muat be submitted in compliance with Public <br />Worka Department requirements, and roust include the following <br />miaimum requirements: parcel configuration; propoaed uaes on <br />parce:ls "A" and "B"; approximate size and general location of <br />uaes; access proposed for each parcel; internal traffic and <br />pe3estrian circulation; number of apaces and location of parking <br />areas; landacaping and screening areae, <br />b. Future conatruction on Lot "C" must compy with all environmental <br />review xeQuirements and muet comply with all pertinent <br />consiruction requirements and standards. <br />INFORMATION FOR DEVELOPER: <br />1. City s[reets and alleys zre to be kept clear of dirt and debris aC all <br />timea during construction. Dust suppreseion and street cleaning must <br />occur as directed by the Public Works Inspector. <br />2. Performance guarautees are required for storm sewer system and <br />landscaping. <br />3. A one year guarantee is required on the public landecaping for an <br />amount not less than lOX of the coet of conatruction and shall run for <br />one year from the date of issuance of the first occupancy permit for <br />the project. <br />4. A tvo year guarantee is required for private detention facilities <br />serving areas larger than one (1) acre. <br />5. On-site water main must be withir, an easement to cSe City. The <br />easement will be submicted to the City prior to issuance of permits. A <br />surveyor regiatered in the State o£ Washington must stake the water <br />main prior to construction. <br />
