A,�revious Environmental Checklict Review was completed f.or a shopping <br />ce�iter on this site, and a Declaration of Non-Significance was iasued <br />isee SEPA 1�81-37). The ciir^enC proposal involves a new shopping center <br />configuration and segmentFition of the property into three new parcels. <br />2. The propenent anticipates the acquisition and proposed rezone for <br />co�ercial uae of an approximately 125 foot wide strip of property <br />which abuts the site to the north. <br />3. The proposed site is zaned C-1, General Commercial, which would allow <br />this use. Parking must be provided in compliance with Zoning Code <br />requizements. <br />4. The site is heavily wouded with alder saplings and sczttered <br />evergreens. The northeastern perimeter of thc site h:is a stand oc <br />lar3e e�r2rgreene, and every effort should be made to retain these as <br />acreening bel•ween the project and Cypress Lawn Cemetery which abuts ir. <br />t� the north. <br />5. Detai.led drawings, in accordance with City Design an;i Construct:on <br />Standards, shall be submitted to the Pub].ic Works Depsrt;enc shawing <br />site parking layur.t, landscaping, utilities, atorm drainage, temnarary <br />consCruction ezr�yi.on control and a17. required improvements in the <br />public ri.ght-of-way. Yublic Works Department approval of [n�:;� <br />drawinga is required prior to any permits being issued for constrcction <br />phased in compliance with requirements listed herein. All improvemenis <br />ahall be completed, approved and warranted for each phase before ttie <br />occupancy permit is i.asued for that phase. <br />G.
