A binding site plan muat be submit[ed in compiiance with Public Worka Department requirements, and must include the following minimum requiremenks: parcel conziguration; proposed us�g on parcels "A" and "B"; approximate sizr. ar,d general location of uaes; accesa propoaed for each parc,el; internal traffic and pedestrian circulation; numLer of spacee and locati.on of parking areas; landscaping and screening areas. b. Future construction on Lot "C" must compy wi.th all environmental review requirements and muet comply with all pertinent conatruction requirements and standarde. INFORMe.TION FOR DEVELOPER: 1. City streeta and aileys are to be kept clear of dirt and debris at all times dnring conatruction. Dust suppresaion and street cleaning must occur as directed by the Public Works Inapector. 2, Performance guarantees are required for storm sewer system and landacaping. 3. A one year guarantee is required on the public landacaping for an amount not lesa than 10% of the cost of construction and shall run for one year from the date of issuancp of the first occupancy permit for the project. 4. A two year guaranCee is required for private detentio:i facilities serving areas larger than one il) acre, 5. On-site water main must be within an easement to the City. The easement wi11 be submitted to the City prior to issuance of permits. A surveyor regiatered in the State of Washington must stake the water main prior to conetruction.
