A binding site plan muat be submit[ed in compiiance with Public <br />Worka Department requirements, and must include the following <br />minimum requiremenks: parcel conziguration; proposed us�g on <br />parcels "A" and "B"; approximate sizr. ar,d general location of <br />uaes; accesa propoaed for each parc,el; internal traffic and <br />pedestrian circulation; numLer of spacee and locati.on of parking <br />areas; landscaping and screening areas. <br />b. Future construction on Lot "C" must compy wi.th all environmental <br />review requirements and muet comply with all pertinent <br />conatruction requirements and standarde. <br />INFORMe.TION FOR DEVELOPER: <br />1. City streeta and aileys are to be kept clear of dirt and debris at all <br />times dnring conatruction. Dust suppresaion and street cleaning must <br />occur as directed by the Public Works Inapector. <br />2, Performance guarantees are required for storm sewer system and <br />landacaping. <br />3. A one year guarantee is required on the public landacaping for an <br />amount not lesa than 10% of the cost of construction and shall run for <br />one year from the date of issuancp of the first occupancy permit for <br />the project. <br />4. A two year guaranCee is required for private detentio:i facilities <br />serving areas larger than one il) acre, <br />5. On-site water main must be within an easement to the City. The <br />easement wi11 be submitted to the City prior to issuance of permits. A <br />surveyor regiatered in the State of Washington must stake the water <br />main prior to conetruction. <br />
