I briefly described the intentions of the
remodel design for the site. Jeff stated the following:
1. The roof would require an energy calculation (and subsequent insulation
1Cupgrading if required) if the repaired areas of the roof exceed approximately 30%
of the overall roof area. The new membrane over the existing (repaired)
membrane is not a consideration for the calculation, only the repaired area.
(Where existing roof system is wet and requires replacement, the new roofing
system will meet and exceed the existing roof materials for "R" values.)
2. The exterior walls would require an energy calculation if the interior finished
surface was removed or replaced, and subsequent insulation upgrading would be
a .. necessary as determined by the calculation. (Existing exterior wall interior
surfaces will remain as present. Exterior surfaces will be pressure washed and
paint touch-up where required.)
3. The ratio or percentage of refurb cost to building value is not a consideration or
criteria used for determining when building envelope upgrading is required for
the Everett project.
Submitted: M.
