WASHINGTON <br />96201 <br />The Planning Department has reviewed City Radiator Service <br />at 21 SE Everett Mall Way on May 20th for compliance with <br />the Determination of Non -Significance, SEPA #80-87. Before <br />the Certificate of Occupancy can be signed off, the <br />following conditions need to be met: <br />1) provide plants at least three feet in height along 2nd <br />Avenue with at least a 75% groundcover for the required <br />landscaping area. <br />2) place a 42 inch high fence along the west property line <br />or plant a five foot wide landscaped strip with three foot <br />high, sight -obscuring plants. <br />3) provide at least a five foot wide, sight obscuring, <br />landscaped strip along the entire north property line <br />consisting of evergreen plants at least six feet high. <br />Enclosed is the approved site plan for the shop which shows <br />where the landscaping is required. <br />If there has been no action to complete the remaining <br />requirements within 30 days or a written commitment to do <br />so in the immediate future, this will be turned over to our <br />Zoning Code enforcement officer as a violation.
