Tke proposed action is the issuance of building permits to allow the construction of an <br />appror.imately 21,000 square foot office and warehouse Buflding. The following factors were <br />considered prior to making a preliminary decision on this proposal: ��� <br />1. The site is zoned C-1, General Commercial Zone, which would allow this use <br />2. The site is currently wooded, primarily With Alder and associated undergrowth <br />3. Access would be provided via South Broadway and via 3rd Avenue which would be <br />improved in conjunction with this proposal. Access and parking design must be <br />approved by the Public Works Department <br />4. Drainage must be designed in conformance with the City's Drainage Ordinance <br />5.
