The following factors were considered prior to making a preliminary decision on this proposal: �� 1. The site is zoned C-1, General Commercial Zone, which would allow this use 2. The site is currently wooded, primarily With Alder and associated undergrowth 3. Access would be provided via South Broadway and via 3rd Avenue which would be improved in conjunction with this proposal. Access and parking design must be approved by the Public Works Department 4. Drainage must be designed in conformance with the City's Drainage Ordinance 5. A landscape buffer must be provided where the property abutts the residential property to the north in conformance with requirements of the zoning code.
