The following factors were <br />considered prior to cialcing a preliminary decision on this proposal: <br />1. The site is zoned C-1, General Commercial Zone, which would allow this use. <br />2. The site is currently r:ooded, primarily with Alder and associated undergrowth <br />3. Access would be provided via South Broadway and via 3rd Avenue which would be <br />improved in conjunction with this proposal. Access and parking design must be <br />approved by the Public Tdorks Department in conEormance with F.nvironmental <br />Checklist comments. Standard street improvements must be provided on 3rd Avenue <br />and South Broadway in conformance wi.th Ordinance /i555-78, and additional right-of-way <br />u�ust be provided on 3rd Avenue. ' <br />4. Drainage must be designed in conformance with the City's Drainage Ordinance <br />5. A landscape buffer must be provided'where the property abutts the residential <br />property to the north in conformance with requirements of the zoning code. <br />6.
