13. A two year guarantee is required for private retention/detention or other drainage <br />treatmenUabatement facilities serving areas larger than on acre. <br />14. On-site water main will be staked within an easement to the City. The easement will be submitted to <br />the City priorto issuance of permits. <br />15. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br />Design and Construction Standards and Specification� for Development. <br />16. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br />17. Walkways must be provided from each building to the public street. <br />18. Soil compaction testing shall be performed throughout the construction of the public street and <br />utilities. Density curves shall be submitted to the Public Works Department prior to permits being <br />issued for any aspect of the project. All work performed by the geotechnical engineer or testing lab <br />shall be reported directly to the City Public Works Inspector before covering work can be continued <br />by the contractor. Daily reports shall be kept by the soils investigator/tester and submitted to the <br />Public Works Inspector within 24 hours. <br />19. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding <br />is not practical due to weather or seasonal problems, the ground must be covered with mulch as <br />directed by the City Engineer. <br />20. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />21. A traffic mitigation fee of $55,682.00 is required prior to the issuance of the first permit. <br />22. The access on SE Everett Mall Way must be restricted to right-in and right-out. <br />23. Provide frontage improvements, including curb, gutter and sidewalk consistent with City of Everett <br />Standards and Specifications. These improvements should start at the existing edge of the roadway <br />(where the existing parking lot pavement meets the existing roadway pavement). Dedicate sufficient <br />right-of-way to the City so that a minimum of two feet of r-o-w will be located behind the back of <br />sidE��valk along the entire 2ntl Avenue project irontage. <br />24. Compact parking is not permitted for these uses. <br />25. The ADA parking area must be redesigned. <br />26. Storm water treatment is requ�red when 5,000 square feet or more of hydraulically-connected <br />pavement is created and/or redeveloped by a project. Treatment of storm water runoff from <br />hydraulically-con�ected pavement must occur, per City standards, prior to discharge of the storm <br />water from the site, or to a stream, wetland, ar underground infiltration system. If suitable soils exist on the site, surface storm water infiltration systems (e.g., pervious pavers or <br />surface ponding areas and/or swales) may be used to hydraulically disconnect pavement. From a <br />storm water treatment standpoint, for a pavement area to be considered hydraulically disconnected, <br />storm water runoff from at least the 6-month, 24-hour storm must be fully retained and/or infiltrated. <br />
