Everett Mall Way <br />Plan Cher.k No. 55733 <br />Dear Mr. Robinson, <br />We have performed an initial review of the building permit plans. The proposed building is a 10,307 <br />square foot restaurandretail structure. The plans submitted are not consistent with the approved SEPA <br />site plan dated Pebruary 9, 1996 due to the change in building location and the addition of restaurant <br />space. Therefore, it is necessary to issue a revised SEPA approval (see attached Addendum to SEPA <br />MDNS #79-94). Please note that the purpose of the addendum is to address changes in the site <br />configuration; there are.no clianges to any of the SEPA conditions that apply to the project. <br />[n addition, we noted that the landscaping proposed does not meet the landscaping requirements specified <br />in SEPA MDNS No. 79-94. A landscape plan must oe provided which addresses the following items <br />before the Planning Department can approve the plans: <br />�ive f'eet of Type III landscaping must be provided along the eas[ and west lots lines. Type III <br />landscaping consists of a combination of trees, shrubs, and groundcover <br />Note: l0 feet of Type I landscaping will be required adjacent to the detention pond, in the south <br />end oFthe site, in conjunction a permit for Phase Two development; <br />Irrigation.
