Deccmbcr 1, 200G
'NGINEERING / PUELIC SERVICES DEPARTMENT
Mr. Adam Clark
Gary Parkinson Architects
2812 Colby Avenue
verett, WA 98201
Project: Keller Williams Realty
Job Address: 500 SE Everett Mall Way
Plan Reviev No: B0611-002
Dear Mr. Clark,
In response to your application for building construction permit, lhe plans have been examined and you are
advised that a permit cannot be issued until the following issucs are resoived.
1. Since the egress of the first floor is being revised in this tenant improvement, it may affect the required
egress of other tenants on the floor. A complete first floor plan is required to cvaluate the proposed
separation of tle front eitrance from other tenants' usage. A current first floor plan should be provided,
minimally indicating egress, occupant loads, and occupancy types.
2. T'he conWction type of the building was revised on this application to II-B; on the shell permit the
construction type was identified as Type III-B. Additional verification is required from all tenants and
the „wner of tUe building to change the conslruction type to a more restrictive type.
3. ach iloor of the tenant improvement should indicate existing and new emergency lighting and signage,
to include:
• Illuminated exit signage at exits and exit access doors, per IBC 101 l.l.
• Emergency egress lighting, per IBC Section 1006.3.
• Tactile exit signs, per IDC Section 1011.3.
Note that the Team nffice Room 137 requires egress lighting and signage outside of an inside of tle
room, since it is an intervening room included in the exit access, per IBC Section 1013.2.
4. All locations of safety glass should be noted on the plans in hazardous locations for new construction,
per IDC Section 24063
5. The counter height in the toilet rooms and in the Break Room 112 should not exceed 34 inches, per
AN3I Sections 60G3 and 902.3
These comments address building issues only.
