Everett <br />Mall Way, hereinafter referred to as '�Applicant,'� the Board of Adjustment, <br />following a publie hearing on said application held c:i October �, 1985� and <br />further having reviewed all testimony� makes the follAwing Findings, <br />Conclusions� and Order: <br />FINDINGS AND CONCLUSIONS: <br />1. That there have 6een exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />a. Finding: The parking study shows that the apartments on Hoyt <br />have adequate parking, one per unit. There will be a live-in <br />manager who will help control the parking problems. <br />b. Conclus+on: It has been found that this developmen£ would not <br />impact this area. <br />That such variance is necessary for the preservation and enjoyment of a <br />substantial property right of the appellant possessed by the owners of <br />other properties in the sam� vicinity or zone. <br />a. <br />b. <br />Findtng: 'ihe parking problem in the area comes from the mix of <br />medical of.fices, si.ngle family hor�es and commercial uses. The <br />size of the units glven in the plan is reasonable. <br />Conclusion: The property o�rner by receiving the variance will <br />enjoy property rights as others have in the area. <br />: <br />3. That the authorization of such variance xill not be m�lterially <br />detrimental to the public welfare or in3urious to property in the <br />vicinity or zone in which the property is located. <br />a. Finding: The neatness of these types of units will enhance the <br />area. <br />b. Conclusiori: Removal of the old houses will upgrade the area. � <br />I <br />4. That the granting of such variance will not adversely affect the; <br />Comprehensive General Plan. ', <br />i <br />a.
