Comply with the landscape plan c!ated June 14, 1997.
2. Comply with the State Building Code regarding the number and type of handicap accessihle
parking spacPs.
3. The rumber and geometry of the parking stalis must meet City standards.
4. Resnove trash and debris from the adjoining wetland. Remove weeds and trash from the
lands;:aped areas.
5. Maintain a loading berth within the parking area.
The Planning Directar approved the landscape modification based on the foliowing:
The subject property is a vacant retail/warehouse building located at 811 SE Everett Mali Way.
The property is zoned C-1R, Regional Commercial-Office zone. Since the tenant improvements
will not exceed 35% of the assessed value of the building, the site does not need to be brought
into conformance with the current landscape standards of the zoning code. However, to reduce
existing landscaping below current landscape standards requires approval through Review
Process I.
Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using
Review Process I, the authority to modify the required landscaping if the applicant proposes an
alternative method of landscaping that would achieve the intent and purpose of the landscaping
required in this Ordinance and in which the Planning Director determines to "provide superior
quality through the use of native vegetation existing on site, preservation of groves of trees, ... or
through other means". Review Process I is a written decision by the Planning Director which
approves, isapproves, or approves with conditions the proposal of the applicant (Section 42.090).
The applicant will provide 919 square feet of additional interior landscaping for ihe 16 additional
off-street parking spaces. Six pine trees will be added along the east property line with 25 shrubs
and groundcover and 25 service berry bushes will replace four pine trees along the north side of
the building.
The applicant may appeal the Planning Director's decision within 14 days of the date of this letter.
Appeal forms are available from the Planning Department and must be submitted along with the
required filing fee.
