The argument that the praposed variance is <br />warranted, under the premise of the comprehensive plan policies, Lecause <br />current development standards are being exceeded is not a fair comparison. <br />The development staadards proposed by the developer may not meet the <br />minimum standard3 of a revised zoning code in terms o£ tl�e following <br />criteria: <br />a. Amount of open space in parkin� areas. <br />b. Open space capable of being used £or passive recreation by employees of <br />the office park. <br />c. Parking lot design. <br />d. Maximum nu�aber of parki�ig stalls in addition to a minimum requirement. <br />6. In reviewing the propos,ed development plan for consistency with the <br />policies of the Ever-rtt Compreliensive General Plan, the following <br />statem�nts can be made: <br />a, The goals oF the Compreliensive plan under the desi�nation of Regional <br />Commercial Center--Ofiice Park are to create centers where the <br />intensity of development is �reater than in hi�hway commercial or <br />neighborhood business areas. <br />b. The subject property is located in an area designated for increased <br />intensity of development. ' <br />c. The current zoning code standards are not specific enough to create the <br />type of development called for by the Generr' Plan and a revision to <br />the entire zo¢ing code is necessa:y to properly 'mplement the direction <br />of the plan. <br />d. Ttie General Plan does not provide "standards" for evalua:in� pro3ects <br />crhich are stated in detail .like the zoning code standarcis. The General <br />Plan does provide for stricter standards than the curreut zoning code <br />requires in the areas designated "Regional Commercial Center--Office <br />Park", and tha: bonuses for development be given for exceptional site <br />and building design. <br />
