The buildinc� under con�truction vra� designed for tcvo (Z) <br />future flaors with the knowledge that the camprehensive plan <br />was to be changed aad the zoning code ta be revised. This <br />develooment complies with the City's �tated goals and <br />object3ves of the Commercial Land Use Goal� and General <br />Policies approved by tha Cit�r Council on August 12, 1987. <br />It will provide a compact, concez�trated commercial <br />development in an area that i� pre�ently zcned commercial <br />with the e�;isting util3ties and tran�portation netv�ork <br />designed to accommodate such a developnent. It c-rill be a <br />high-quality develooment compatible vrith the esisting off3ce <br />parl: and will provide a m�re efficient use of the commercial <br />land while substant_ally reducing the lot coverage. <br />Due to persnec`.ive tenant interest in the building and <br />financing availability the owner vrould like to con�truct the <br />two additional floors at this time rather than wait for the <br />zoning code to change. This would be mo.e economical due to <br />the `act that all the construction equipmen� and material <br />are pr.esently �n site. Construction of the tvro (2) floors <br />now vrould av��id future site disruption� and inconveniences <br />to the occupa:ir„ The appellant can not delay construction <br />of `he present four story building until the zone code is <br />revised due to ob]igation v�ith the major tenant of the <br />building. Once the code is revised to comply with the <br />Commercial Land U�e Goals and Gencral Policies the owner.or <br />anp other owner of commercial zoned property Nould not be <br />restricted by height for this project. The current 30 �ear <br />old �oning code should be revised to reflect current <br />construction methods of roof mounted mechanical equipment, <br />street ele�rations in relation to site, and bonus for site <br />development. A, stated above the upper fifteen feet (15') <br />requested in the cariance is for mechanical and ele;rator <br />equipment.
