The <br />appellant's developnent i� a high quality project which will <br />enhance this area of the city. All zoning �tandard� have <br />been surpas�ed, ie., required landscaping, e�:ce�� parking, <br />etc., thus the development would qualify for height Uonu�es <br />as stated in :he Commercial Land U�e Goals and General <br />Policies. The app�llant is restricted by the "time frame" <br />of canstructiun, cammitments to tenants and the city's tim� <br />schedule of revising the zoning codr-. <br />C. The appellant's project is an addition `.o the Cverett tdall <br />Office Pa.rl: which ha� ber_n designed and developed a� a <br />regional commercial center. The office park is surrounded <br />hy commercial decelopment. �cerett p;all, a regional <br />shopping cemte�, borders the park to the northeast. Everett <br />D7a11 L4ay i� a major i:ranyportation corridor with direct <br />connection to Interstate I'ice (I-5) atld State Route 526 and <br />IIighway 9�J (�vergreen Wac). The project vrill enhance the <br />existittg development, bring additional vitalitp to this part <br />of the city and provide economic development to the <br />community. <br />The additional height will cast a slightly longer shadow <br />than a sixty Pive foot tall building but the shaded area is <br />par::ing and landscapc. The top fifteen f�et (15') of the <br />building con�i�ting of le�s than five percer.t j5";) of the <br />roof. area will not impact shadcvring beyond the roof. Only <br />the top nine feet (�') of the occupieci building area would <br />c.reate shading over that currently allowed. The plants <br />selected for the la.ndscape area require shade. The shaded <br />parking area will be desirable during the cummcr month�. . <br />The building will be ianclo�ed with Sunglas HP Reflective <br />Glass that is designed to give reflective qua.lities while <br />minimi�ing the glare. This glass i� designed to match that <br />used in the adjacent four level building. Thc additional <br />height above the four storp building will not increase the <br />glare on the surrounding vicinity. <br />This project was de�ign�d to minzmize the impact on the <br />encironment while enhancing the commercial development in <br />this area of the city. <br />r <br />
