The impact of trafftc genereted by the proposed use on the surrounding area, <br />pedestrian circulation and public safety; and the abilfty of the proponent to mitigate <br />such potential impacts. <br />Finding: Traffic will be generated by students and staff attending classes. The immediate <br />area surrounding the site is mainly commercial. Traffc will be rypical to the existing office <br />.,.?i�r,ty with working personnel and the public coming and goir.g from the site. Exisitng <br />side�va!!<s in ihe area can provide for pedestrian circulation. <br />Canclusion: No adverse impacts to tra�c are anticipated as a result of the proposal. <br />4. The provision of adequate off-street parking, on-site circulation, and site access. <br />Finding: TPie site is developed with the Everett Mall Office Park, which includes three <br />separate office buildings. The applic:ant has stated that the maximum load of students the <br />school will handle is 120, with an additional 20-30 teachers, which would require 75 off- <br />streat parking stalls per City Zoning Code. The Eve�ett Mall Office Park has a total of 884 <br />parking stalls on site. The property managers have created a designated parkino area, <br />contuining 100 parking stalls, far use by the technical college (see file for copy of Parking <br />Rider). There is additional parking on site. All off-street parking, on-site circulation, and site <br />access is exisiting. <br />Conclusion: Th�A site has adequate parking for the proposal. <br />5. Compatibility of proposed structures and improvements with surrounding <br />properties, including the size, height, location, setback and arrangement of all <br />proposed buildings and facilitfes, especially as they relate to light and shadow <br />impacts on more sensiSive land uses and less fntensive zones. <br />Finding: The proposed use will be occupying an existing building <br />Conclusion: The proposal is not anticipated to have any adverse impacts on the <br />surrounding properties. <br />6. The numher size and Iocation of sfgns, especially as they relate to morE: sensitive <br />land uses. <br />Finding: No signage is proposed at this time, however any new signage will require a sign <br />permit compliant with the City of Everett Zoning Code. <br />Cc;rciusion: ":ct applicable. <br />7. The landscaping, buffering and screening of buildings, parking, loading and storage <br />areas, especially as they relate to more sensitive land uses. <br />Findings: The proposal has existing landscaping that will remain. If improvements made <br />to the site as a result of the proposal equal 35% or more of the buildings assesseu <br />valuation, additional landscaping may be required. <br />ll <br />
