Mr. 71m Geradln <br />October 25, 1979 <br />Page Two <br />evere�� � <br />M <br />� <br />.:r� <br />Af you will note, many of the plan changes are the result oi a reveraal of the <br />City's clecislon to requIre immedtate street improvements to South Broadway. <br />This decislon resulted irom the IdentIfied need to lmprove the ent[re eastern <br />aectlon of South Broadway in the near future. The eastern portion of South <br />Broadway Is currently heavily developed. The City is thereiore requiring a <br />legaliy executed Lxal Improvement Dlstrlct (L.I.D.) Power ot Attomey <br />Covenant (encloaed). ThIs instntment will be recorded and utilize� by the City !n <br />the near Suture to help lmplement a petitlon or a resolutton L.I.D. for the <br />compiete snect improvemmt to the eastcrly portion oi So�th Broadway. The <br />L.I.D. improvement wlll also include signals. It is expected that the costs <br />between the immediate improvement, w�:ich has now beeu� abandoned, and the <br />L.1.D. will be comparable. The L.i.D. offers a number of beneflts that we can <br />discuss with you turther,lf necessary. <br />Other amendments to your plans include: <br />1. More detalled eroslon control plans are required on Page C-1, <br />see developers guide (enclosed). Storage, to be shoam on plans shal.I be <br />a mtntmum of !00 cubic feet per acre 6elow a I-loot ireeboard <br />elevatton. Calculations xhown have top elevation oi E00.82 rather <br />than 600.7. Show a detail of C.B. lll and tha remainder of closed <br />detention system. Show a detall oi ou:let contrel and improved detail <br />for bedding and compaction around Sn" CMP to prevent settlement <br />problems. Show type and si2e of manlole. AIRo show oil separators. <br />Fln(shed grades are required to verlfy that water does not nin into street. <br />Show inlet. <br />2. The sewer and sewer easement needs to have a note to the efiect <br />that it will be built to publlc system standards. And that the se�ver <br />wlll become a public system only after approval of Short Piat. A <br />mylar of the seaer system and an as-built wlll be ner_essary as part <br />of the Short Plat process. Show all encroachments. Show �vidth of <br />separate easements; T�n foot each for �vater and sewer. <br />3. The water system wtll become a public system up to the meters (with <br />or wlthout a short plat) to protect your watcr quality. The easement <br />for the water system shall Include all fire hydrants, meters, and <br />vaults. A mylar of all the public system lincluding the easement and <br />South Broadway), and an as-built is required. The as-built is required <br />within 1 S working days of the water connection. Show all encorachments. <br />� Show a detail for fire hydrant and for type of blocking. <br />NOTE.: Pipe beddinA and pipe specltications are required for both the sewer and water. <br />
