These buildings will consist of approx- <br />imately 29,601 square feet of office spaae, approximately 26,508 square•feet of office-� <br />warehouse combination an� approxiamtely 23,,3405 square fe@t of retail sales space. The <br />total building space�is approximately.y9,000 square £eet on 4.92 acres. <br />The following factors were consideied prior to making a preliminary decision on this proposal: <br />1. Access is proposed via South Broad�ray and an internal roadway rurts parallel w.ith the <br />access of Metropolitan Life which exists on the contiguc+us parcel. Standard streat <br />improvements do not currently exi.sC on South Broadway., <br />2: The site is currently vacant with Fir on back (north) portion of lot, and predominately <br />Alder sapplings on south front half of lot. . <br />3. The northesn boundary abuts a residential'area. A].andscape buffer must be provided <br />in conforma.^.ce.with the Zoning Co3e, <br />4. Drainage must'be designed in conformance with t'.te'City's drainage Ordinance. <br />' 5. PaYkinq must be in conformance with Code requirements and a minimum of 58 landscaping <br />in parking area must he provided. ' • <br />6.
