RECOMMENDATION <br /> Based upon the preceding Findings of Fact and Conclusions and testimony and <br /> evidence submitted at the public hearing, it is recommended to the Everett City Council <br /> that the requested rezone be granted for the property at 527 East Casino Road, Everett, <br /> Washington. The existing concomitant agreement (rezone #79-001) should be deleted. <br /> The subject property should be rezoned from a C-1, General Commercial/with Contract <br /> to C-1 designation (without contract) with the following conditions: <br /> 1. Upon removal of the rezone contract and associated covenants, the site may be <br /> redeveloped with another permitted use in the C-1 zone. Any redevelopment of <br /> the site may require additional review under SEPA. <br /> 2. Until the parking lot is redeveloped with a permitted use in the C-1 zone, Verizon <br /> Northwest shall continue to maintain the parking lot and landscaping until such <br /> time as the property is sold, at which time the maintenance requirement shall <br /> transfer to the new property owner. <br /> Done and dated this 15th day of June, 2005. <br /> i• ADt <br /> Jam .
