The si:� is located a: 1714 LomSard Ave. Ev=re�: <br /> Wa. 98201 which fron�s Lombard !:o the eas� and a gravel alley to ths w=st �f �he <br /> property, Curren� use of ths si�= includes a 1 story single family residence at <br /> 903 square feet and a covered cabana at 1°5 square f=e:. The proper�y is loca�ed <br /> in a R-2 zone. The proposed �uilding urould be located in �he r�ar yard of :he <br /> property adjacent '�..o the alley. H-2 zoning require= only �0`.b of �he rear yard <br /> be covsred with an accsssory building. The rsar yard at 1714 Lombard is 20 x 50 <br /> or 1000 square f��t. The propos�d building would cover 747 square feet of �he <br /> rear yard (247 square over 500 sq�are foot requiremen�). In add:tion �he <br /> building would =nc:oach in:o the nor�h side yard 2 feet, Being 3 f��: from the <br /> proper�y line. The R-2 zoning requirss 5 feet from }.,he prop�rty line, <br /> A-1 The owner requests approval of varience because they had r=moved an exis�- <br /> ing older gar�ge where �..he proposed 3uilding would s}and, Being unfamiliar with <br /> zonir� requiremen�s the ownars removed ( a� the advice of a contractor) the old- <br /> er nonconfroming building. Oncs r�mov:d :he ovmers could no� renovate �he older <br /> garage, vhich is allowed by the City of Ev�rett. This renresents a hardship to <br /> �he owner ��cause of the siza restric:ions :ha� is cLri•ently r�quired by the ci�y. <br /> (500 sq�are feet). In addition �he lot across the alley and to the sou:h has <br /> renovated an older "noncunforming" b�ildin� by lea•�in� 1 existing wall and adding <br /> :hrse n�w walls and a roof. This building is clearly ov�r 1000 squar= fee� and <br /> although cla=_sified as "nonconforming" it is clearly a brand new building. <br /> A-2 The o•+mer req::ests this size of building in ord�r :o accomodat> parking for <br /> a full eizs pickup and camper. This will leave a small work area and an addi�ion- <br /> al off s'.xee� parking for :h= famil;/ car. <br /> A-3 Th2 pronosed oarage will enabl� my vehicl<s �o be r=noved from �,.h� front <br /> atree� and be under lock and key, as well as allowin� the ::sa of the rear en�rance <br /> of my dwelling which all ready has a walkway in�o a fenced in area. If aoroved <br /> tnis gara�e wi1L reducs off street parking by 2 v=_hiclss reducing �he crowded <br /> parking cendi�:ons `..ha: currently e;:ist ia the ev=riing and weaksnd hours. <br /> A-4 As far ss aff=ctin� th= general plan, �his varianc� will do nothing but <br /> enhance the n.�i�hborhood. Zt eliminat��s the old garage *„hat was b�ilt in �he <br /> early 1900's.
