Champion �vere aUsent. <br /> The reading of the minutes of the NovemUer 5, 1973 was dispensed with. <br /> A hearing was held on the application of Dujardin Custom Homes, Inc. , <br /> 9623 - 32nd St. S. E, Everett, for a variance from Section 15. 04. 190 E. C. C. <br /> (Zoning Ordinance) oTf-street parking, and permission to provide a minimum <br /> of four (4) off-street parking stalls rather than a minimum of five (5) off- <br /> street parking spaces. Lots 17 and lII, L'lock 654, Swalwe�l's 2nd Additions <br /> to the City of Everett. 2809 Maple Street. Everett. <br /> Mr. Dujardin represented hiinself and had nothin� to add to his application. <br /> There was no further additions or comments from the audience. <br /> Aftcr visual observati�n of the subject property and considering all the facts, <br /> it was moved by NIr. Ingram, seconded by 14r. Baird, and unanimously <br /> carried to grant the applicant's request for the following reasons: <br /> 1. There are exceptional circumstances that apply to the suUj�ct <br /> property that do not apply to the other properties in the saine vicinity <br /> because this is an odd shaped lot caused by the freetivay off ramp. <br /> 2. The granting of the v�.riance will not be detrimental to the comprehensive <br /> land use plan. <br /> 3. Granting the variance will not be injurious to other properties in the <br /> same area. <br /> 4. Because of the odd shaped lot, caused by the freeway, the granting of <br /> the variance is necessary for the applicant's enjoyinent of his <br /> property rights, that are enjoyed by other properties in the same <br /> vicir.ity. <br /> i A hearing was held on the application of I-Iale Consiruction Company, <br /> � 11104 Third Avenue S.
