T0: Gilbert Saparto, Volunteers of America <br /> Larry Crawford, Engineering and Public Services <br /> FROM: Mary Cunningham, Planni:ig �� <br /> DATE: March i0, 1994 <br /> SUBJECT: Volunteers of America (SEPA �58-93) <br /> Addition to 2801 Lombard <br /> Background: On October 27 , 1993 , a DNS was issued for an <br /> addition to the Volunteers of America building at 2801 Lombard. <br /> Since that time the site plan has been modified. The major <br /> changes to the site plan were the elimination of construction of <br /> parking on Lombard and minor modifications to the buil3inq <br /> design. Overall , the changes are minor and do not affect the <br /> city's SEPA threshold determination. However, the "Information <br /> for Developer" attachment to the DNS which provides information <br /> on city regulations is affected by the changes. <br /> Attached is the modified "Information for Developer" attachment <br /> based upon the revised site plan. Modified conditions are in <br /> italicized print. <br /> Building Permit/Landscape Plan: In 1993 the city adopted a new <br /> Public Tree Policy. At the time the applicant was preparing <br /> plans for SEPA and building permit applications, the city could <br /> not tell the applicant hew the street tree requirements would <br /> apply to the Volunteers of America proposal. Therefore the <br /> applicant did not submit a landscaping plan with the building <br /> permit application. <br /> Condition 5 under the revised "Information for Develoger" details <br /> specific landscape requirements that have been approved by <br /> Planning, Public Works and Parks Departments based upon the new <br /> Public Tree Policy. Because the requirements are detailed and <br /> because the applicant could not complete a landscapinq plan until <br /> the Planning Department let them know the requirements, we will <br /> sign off on the Building Permit prior to approval of a detailed <br /> l.andscape plan. <br /> However, prior to installation of any landscaping, the applicant <br /> must submit a landscape plan to the Planning Department for <br /> review and approval , per Condition 5 under "Information for <br /> Developer.
