A�rariance of the 10 foot side set-back to a 5 foot side set-back due <br />tn the fact that the lot is 25 feet wide. This variance �uld allow <br />a 15 foot wide by 32 £oot garage. We would also need a variance of <br />the free space of 50� in order to build this size garage. <br />2. Due to the fact this is a corner lot there are additional set-back <br />requirmients. Most lots either are wider or 2 lots or already had <br />garages built befere these r�uir.emerits.:bec�v� effective. <br />3. The ��ariance requestEd will not be detrimental to public welfare be- <br />cause it will not be obstructinq any street exoess or view. It �.ould <br />be located in the back of the lot on the alley. <br />4. If the variance is not grantecl, that wvuld prevent us fran buildi.ng a <br />garage that is cost effective, a 10 foot garage c.vuld be more expen- <br />sive to build because it �,ould have to be stick framed. That size <br />�,ould not allow an additonal storage. A 10 foot garage sv�uld be very <br />inadequate width to park and be able to use for storage. It would not <br />be an asset, it would not be worth resale what it would cost to build. <br />The exi:;ting house has no storage capacity. There needs to be stnrage <br />added, In a neighborhood in the cit� itens need t�i be storecl behind <br />closecl, 'locked doors to eliminate unsightly jimk piles and theft. <br />Because the zoning has changed over the years fn�n 25 foot lots to <br />larqer :it can be a real financial hardship on those people v,fio awn <br />25 foot lots and are restricteci fran sane of the benefits other people <br />have. <br />5. There c,vuld be no imm�sistencies other properties have been granted <br />variano� to build such structures. <br />
