That there have been exceptional or extraordinary circ�mstances ox <br />conditione applying to the sut�ject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />2 <br />i 3 <br />u <br />Finding: The applicant owns a parcel of property at 5921 Lombard Ave.i <br />The property is 60 feet x 150 feet and has an existing single fanily� <br />residence, garage and workshop with 11 foot 8 inches x 21 foot slab.� <br />The applicar.t wishes to build u fiber glass canopy over the slab to� <br />function as a carport. i <br />�onclubion: The carport would be four feet from the side property linel <br />against a tall hedge and several txees. i <br />That such variance is necessary for the preservation and enjoyment of al <br />substantial property right of the appellant possessed by the owners ofl <br />other properties in the same vicinity or zone. <br />Finding: The applicant's property is located in the R-1 zone and isl, <br />being used per that requirement. ' <br />Conclusion: To util:tze the existing s1ab, the appli��ant would need al <br />two foot variance. ! <br />That the authorizaY.ion of such variance will noc be materially'� <br />detrimental Co the public welfare or injurious to property in the� <br />vicinity or zone in mhich the property is located. � <br />Finding: The variance request is on the south property line aajb^ent! <br />to a 6 foot hedge. <br />Conclusion: Because of the existing screening and the general� <br />location, tliis variance will not be materially detrimental to thei <br />public. <br />
