The applicant is <br />seeking approval cf a short <br />subdivision with one rear lot not <br />meeting full frontage requirements. <br />Lot 4l2 would be served by a 20 foot <br />easement access. <br />R-2 Single Family High Density <br />Residential <br />Single Family Residential <br />NORTH: Single Family/R-2 <br />SOUTH: Single Family/R-2 <br />EAST: Single Family/R-2 <br />WES7': Single Family/R-2 <br />Finding: The current lot width is 105 feet and is next to existing panhandle <br />lot. <br />Conclusion: There is enough lot area for two lots, one being served by <br />easement access. <br />Public Welfare: <br />Finding: Allowing this variance would promote infill and allow the better <br />utilization of available City services. <br />Conclusion: The short subdivision is consistent with City and State law. <br />C.
