<br />easement area unto adjacent property, together with rights of ingress and egress
<br />for purposes of repair, maintenanr.� an� repla�ement or" said anchors.
<br />The owners also grant and convey to Public Utility District No. 1 of Snohomish
<br />County, General Telephone Company of the Nortl;4l�St, Inc., and any public or private
<br />water or utility company or district, gas company and television cable company, their
<br />successors and assigns, an. easement 7 feet in width on the outside extremities of
<br />the easement area described herein in which to install, lay, construct, renew,
<br />operate, and maintain underground conduits, cable, wire and pipeline with necessary
<br />facilities and other equipment for the purpose of servicir,a there herein descr•ibed
<br />Tract A, together with the rights of ingress, and egress over said 7 foot strip
<br />and the other easements for ingress, egress and utilities established in this
<br />instrument for purposes of repair, maintenar�ce and upkeep of the fac�lities located
<br />within said 7 foot strip. There is also granted said private and/or public companies
<br />the right to cut trees, brush, undergro�ath and foliage beyond the easemcant area which
<br />in the absolute discretion of sai�! companies might constitute a menance, or endanger
<br />or cause damage to said lines.
<br />It is further covenanted and agreed by the Ovrners for themselves and their
<br />successors hereto, and by this declaration, the Oainers do hereby bind themselves
<br />their heirs, successcrs and assigns to the following:
<br />Owners
<br />(1) Theifor tlie purposes of protection of the easment area the undersigned
<br />agree to tlie right of the builder of said easement area, or iits successors or
<br />assi9ns to make ne�essary cuts for slopes or fills beyond the easement area herei�i
<br />described on to adjacent property in the reasonable gradin9 of roads constructed
<br />over said easement area, and to the further ri9ht to make necessary provisions
<br />for drai�age to pro'�ect said easement area.
<br />(2) That said easement areas beiny appurtenant to and for the benefit of all
<br />or portions of tlie herein described property shall be considered to oass
<br />with the subsequent conveyance of any portior� of the herein described
<br />Tract A whether mentioned or not m�ntioned in the instrument of conveyance
<br />of any portion of tlie herein described Tract A.
<br />The covenants and ob'ligations herein conta�ned shall run with and bind the
<br />land, and shall be bindin9 upon the present and future owners of the land herein
<br />described, tirair heirs, successors and assigns.
