NO''i'ICE OF CITY ACTION <br />CITY OF EVEgETT pllitiNZNG DEPAR4'MgNT <br />PI.ANNING llIREC'POR DETERidINATIOt�B <br />�/35-93 <br />Dear Citizen: <br />INTRODUCTION: The City o� Everett Planning Department has <br />receiv�ad an application from Jane Rukstalis, 7713 Lower Ridge <br />Road, Ever_ett, WA 98203 for a Planning Director�s Determination <br />to allow for an accessory dwelling unit, ��mother-in-law <br />apartment" to be located at the same �sddress. <br />The Planning Director, using Review :�roce�s II.B, is authorized <br />to ��...approve, disapprove, or approve with conditions the use <br />proposed by the applicant." (Subsection 41.100.B) If no appeal <br />is filed in response to the Planning Director°s determination, <br />the decision will be considered final. If an appeal of the <br />decision is filed, such an appeal must be submitted to the City�s <br />Hearing Examiner. As a property owner within 30o feet of the <br />subject property, this notice is to inform you that the Planning <br />Director has issued a determination on the proposed action as <br />d�scribed below. <br />BACKGRoiJtm; Bart and Jane Ruckstalis, the owners of the property <br />located at 7713 Lower Ridge Road, have applied for a Planning <br />Director's Determination to allow for an accessory dwelling unit <br />at the al�ove address. The proposal is to allow for the <br />conversion of their 396 square foot basement into an accessory <br />dwelling unit. The total building area after the conversion <br />would be 1,852 square feet, of which a maximum of 35� m?.y be used <br />for an ac:cessory dwelling unit. The property is zoned R-1 Single <br />:'am`.].y Low Densit <br />:,ub'ect tc a Y' Accessory dwelling units are permitted <br />7 pproval by the Plar.ning Director using this process. <br />FINDINGS AIY9 cOHr_LUS7oNs- Subsection 39.020 D. of the Zoning <br />Code establishes 13 criteria by �ahich such proposals must be <br />evaluated.
