We hereLy request a vari.ance to construct a building <br />measuring 70' x 34', consisting of five rental uni�s, to <br />face nurth on Lots 1, 2, and 3, Block 16, PINEHliRST DIVISION <br />"B", commonly known as 2428 Madison Avenue, Everett. Property <br />is currently undeveioped. Structure must be placed three <br />feet frcm the West property line which adjoins a presently <br />undevelored area proposed to be a thirty stall parking lot <br />for Sunrise View Convalescent Center. <br />Prior to purchasing subject property �ae consulte� with <br />the City Planning Department where we were informed that we <br />could build such a sCructure and advised how to place it on <br />the property. At this time we were informed that we would be <br />required to improve a 16' alley easement off Broadway bordering <br />the South property line, which must provide access for parking. <br />A plot plan following recommendations of the planning <br />department was submitted along with an applictition for a <br />determination of non-significance, which was received. We <br />were of the understanding that listed requirements in the <br />Final Declaration of Ncn-Significance could be met easily within <br />the legal setback requirements. <br />Ma�erial and .^,ubcontracting bids were all obtainF•d aud <br />plans were submitted for a loan applicati�n. Just prior to <br />closing of loan plans were submitted to the city for a plan <br />check to get a building permit and temperary w�ring permit was <br />obtained. <br />We were notified by mail that some changes on the plans <br />were required. We went directly into the planning department <br />for clarification of requirements, as we were anxious to laegin <br />the project and desired no delays. After going over tlie plans <br />we were informed that we were required to deed ten feet of our <br />property along Madison to the city and that the whole plan was <br />anacceptable. <br />
