The following factors were considered and the lieted requiren,ente were placed in respons� <br />to camments submitted during the environmental checklist review of this proposal: <br />1. The site is z.oned R-3, Multiple-Family Low-Density residence zone, which would allow thls <br />use. A Sing'�e-Family Re�idence mus[ be demolished to allow for construction. <br />2. Access is pruposed vi•a l�dison on the South and Haward Avenve on the North. Both streets <br />deadend at the I-5 freeway fence. Stundard street improvements do not exist on either <br />street in this area. Access, circulation and parking plana must be approved by the Public <br />• Wc�ks Department. StrQet impruvements on Howard and Madison Streets with a[urn around on <br />Madison are required including asphalt overlay as indicated on Public Works Department checl <br />lis[ cormnents. <br />3. Applicant ehall deed to the City additional right-of-way on Madison as required to provide <br />25 feet from the centerline plus additional right-of-way os required for the cul-de-sac. <br />4. Drainase must be designed in conformance with the City's Drainage Ord�nance and ahall provic <br />on-site detention w1[h surface water conducted to the exlsting freevay drainage system. <br />5. The existing 3/4 inch water service to the existing house mus[ be abandoned and ndequate <br />water flows provided to the new structures. <br />6. A fire hydrant must be provided within 200 feet of the new buildings. <br />7. City streets mus[ be kep[ frze of dirt and debris during construction, and all construction <br />truck traffic must be on arterial streets unless otherwise approved by Public Worka. <br />&. Noise levele are high on the site. Noise is generated by traffic on the adjacent I-5 <br />freeway �+hich ie approximately on grade with the proposed development site.
