STAFF ANALYSIS OF PLAZA TAVERN EXPANSION '- N�ISON <br />Existing Conditions: <br />Building: The existing Building was built 15 <br />years ago and housed the Plaza <br />Tavern and a 7-11.. The 7-11 Siore <br />was turned into a restaurant and <br />deli. <br />Use: <br />Flaza Tavern - 2320 sq. ft. <br />Deli Res;aurant - 1520 sq. ft. <br />Pa:king: Parking Required by Code - 38 <br />spaces <br />Existing Parking - 31 shared by both <br />uses. <br />Proposed Use: <br />Building: <br />The proposal is to expand the Plaza <br />Tavern into the Deli Restaurant <br />area. <br />Use: Plaza Tavern - 3840 sq. ft. <br />Public Use Area - 2400 sq. ft. <br />Storage 6c Bar Area - 1440 sq. ft. <br />Parking: Parking Required by Code - 38 <br />Existing Parking - 31 <br />Proposed Parking - 28 with <br />landscaping <br />Stafi Analysis: <br />The building has been operated as a tavern and restaurant for a number of years <br />with 31 spaces. The code requirement for parking is the same for restaurant and <br />tavern as for the proposed expansion. The building is classified as a non- <br />conforming building because it is shy six (6) Narking spaces. The use proposed is oi <br />equal intensity as the existing uses as defined in the parking code section. <br />Therefore, the expsnsion will be permitted without any increase in parking spaces. <br />We are going to suggest that the owner make an effort to secure the right to use <br />parking on adjacent parcels (especially in the evening hours) since we feel his <br />activity could be quite sucessful. We cannot legally require additional parki�g, <br />but our experience suggests that it may be in the owner's best interest to monitor <br />the traffic and be sensitive to any parking problems which might develop and take <br />appropriate steps to solve these. <br />� <br />� <br />
