Petrrllt E6JLflt(dr
Pursuant to your instrucfwns, we have ivesligated lhe structural effects of architectural moditicafwns to
the existing residence located at 1209 Madrona.
The subJecl structure Ifes in an area whkh requires ihat new siructures be designed Sor an 80 mph wind,
using exposure'C'. The lateral-force-resisting system of the existing stnicture falis well below'i',
strength required by those criteria. It is also incapable of withstanding current seisrrc design fo.::s.
It is our understanding that you dosire to make ihe following mod'rfications:
1. Eliminate the wall panel between ihe small windows in west wall of the dining area.
2. Place a doorway from the stairwell on the main level into the study.
3. Place a patio door in ihe noAh wall of the basement.
4. Widen the opening between the living room and the dining room on the main level.
5. Remove the northemrtrost column line from the basement wflh minimum loss of headroom.
Any reduction in wali area or floor area, wflhoul reiforcing ihe adjacent structural elements, reduces the
sirength of the buiiding. The following is an excerpl irom SeclEon 3403 of the 1994 Uniform Building
Code:
'Addilions or aflerations shall rwl be rrade to an existing building or structure when such existing
buikling or stnicture is rwt in full compliance with the provisions of this code except when such
addilion or atteratpn will resuft in the existing buikling or structure being no more hazardous
yased on I'rfe safety, firesafety, and sanitation, than before such addRbns or afterations are
underlaken.
Ezeaption: Afterations of existing struclural elements, or additions of new structural
elements, which are not required by Section 3401 and which are initiated for the purpose of
increasing the lateral-force-resisUng strenglh or stiffness of an existing structure need not be
designed for forces conforming to these reglalbns provided than an engineering analysis is
submitted to show that:
1. The capacity of existlng siruclural elements required to resisl forces is not reduced, and
Page 1 of 3
