A <br />cumulative traffic analysis for 199U and 1995 conditions had been <br />prepared by GTC in October 1990. Per my phone conversation with <br />you on April 23rd, a simple trip generation/distribution <br />assessment was requested along with LOS analysis of the closest <br />Everett Mall Way intersection (West Mall Drive) and discussion of <br />site access changes. This memorandum letter addresses these <br />items as well as the project's required TDM mitigation fees per <br />the City's Interim Traffic Mitigation Ordinance 1670-89. <br />Proposed Site Develo�ment Access h ParkinA: . The West Mall <br />Village project would construct a total of 137 condominium units <br />in three (3) buildings on the west side of West Mall Drive north <br />of Everett Ma11 Way. As shown on the Site Plan, Buildings pi <br />and #3 would each include 58 condo unit,s while Building #2 would <br />include 21 units. Vehicular access would be provided via a one- <br />way loop (U-shaped) road around Building #2. Access to the <br />basement parking level would be provided via a 2-way ramp at the <br />west end of Building #2 near middle of "U" curva. Access to the <br />sub-basement parking level would be provided via an entry/eait <br />ramp at the east end of the building, with the driveway onto West <br />Mall Drive adjacent to the main entry driveway. A new pedestrian <br />walkway would be constructed from West Mall Drive to the <br />residential neighborhood to the west, connecting to the existing <br />east terminus of 92nd Street NE.
