(� ( <br />15. On-site watermain will be staked within an easement to the <br />City. The easement will be submitted to the City prior to the <br />issuance of permits. <br />16. As-builts of storm sewer, sar.itary sewer, and water systems <br />will be required to be submitted per City Design and <br />Construction Standards an.l Specifications. <br />17. Parking must be per City Zoning Code and City Design and <br />Construction Standards and Specifications. For the 137 one <br />and two bedroom units proposed, a mini;num of 256 parking <br />stalls are required. The applicant proposes to provide 256 <br />stalls. A minimum of 8 barrier free spaces for the <br />handicapped will be provided as required. <br />�1< 18. A minimum of 8,960 square feet of landscaping shall be <br />provided in the interior of the parking lot for the 256 <br />parking stalls. Landscaping must be provided per Section <br />35.080 E of the Zoning Code. <br />19. Placement rnd screening of re�nse disposal areas must be <br />provided per Section 39.080 of the Zoning Code. Disposal <br />areas must be screened from view from adjacent properties and <br />public right-of-way by solid fencing, landscaping, or <br />placement in the basement parking area. The owner should <br />consider the provision of recycling facilities on the site. <br />The location of the disposal areas must be shown on the final <br />site plan submitted for building permits. <br />20. Prior to issuance of any permits, landscaping plans must be <br />reviewed and approved by the Planning and Community <br />Development Department and the Parks Department. The <br />landscaping plan must show location of required vegetated <br />swales, rockeries and retaining walls, and grading contours at <br />2 foot intervals. All landscaping must be installed prior to <br />issuance of occupancy permits. A 2 year maintenance assurance <br />device must be provided for the landscaping for at least 10 <br />percent of the cost of the landscaping prior to issuance of <br />occupancy permits. The Planning Department will determine the <br />amount of the required assurance device after reviewing an <br />estimate of the cost of the improvements submitted by the <br />developer. <br />21. Residential uses in the C-1-R zone are subject to the <br />landscape requirements of Category A, Section 35 and the <br />Multiple Family DevelopmenL Standards of Section 15 of the <br />Zoning Code. <br />Landscaping must consist of the following: <br />a. A Type i Visual Screen and landscape buffer with a <br />minimum of 25 feet in width must be provided along the <br />entire western property boundary. This must include a <br />minimum 42 inch high solid wood or decorative fence along <br />
