Subsection 18.24.100 <br /> ed3.-asses standards tor snreet improvements and requires <br /> that streets be improved to current City standards, except <br /> if a!1 of the following conditions exist: <br /> a. The division of land is four or less dvelling units; <br /> b. (The existing street or streets) has a r�inimua of LB <br /> feet of ar,phalt pavement, gravel shoul.der and temporary <br /> drainaqe; <br /> c. (The lot) does not have the potential for more than <br /> four dwelling unf.ts, and; � <br /> d. Additional improvements ar� not needed to provide a <br /> smooth transition in aceordance vith Section 1�.24.o2o <br /> or exception Subsection H of this subseetion <br /> ronc�usions: The City has concluded that a potential for <br /> five (5) lots exists. Therefore, the proposed Short <br /> Subdivision does not satisfy Iten �"c" above. Hinia�a lot vidth is 60 Eeet; <br /> minimum lot depth is BO feet. <br /> The preliminary short plat aap on file at the Planninq <br /> Departnent shows a three-lot confiquration. l�ll three lot:s <br /> � in the short subdivision neet the lot requirements as <br /> defined above. Lots 2 and 3 contain 20,404 square feet and <br /> 12,365 square feet, respectively and measure approxiaately <br /> 206 feet in dept3t. Doth of these lots clearly exceed the <br /> required minimums for ihe R-1 zone. Lot 1 exceeds the <br /> ninimum lot size by 780 square feet. <br /> �onc�ucion• When the area of all three lots in the short <br /> subdivision is added, the gross area of the total parcel is <br /> 40,509 square feet. It is possible that this amount of land <br /> vould be sufficient to support up to five (5) lots (see <br /> Exhibit F) . The existing parcel has sufficient vidth .-.nd <br /> depth to accoc�aodate up to t�o additional lots, above and <br /> beyond the three lots proposed in the Short Subdivision <br /> application. <br /> • Findina: Alth.ouqh the l+ppl:cant has objected to City <br /> staff's position regarding potential lot yield and the , <br /> requirement for street improvements, he has not demons:rated - <br /> that the potential for five lots dces not exist.
