Contact the Plarming Department for infonnation regarding appeals processes for <br /> tl�e requirements listed in il�is document. <br /> 1. Detailed drawings in accordance with City Design am'. Construction Standards shall be <br /> submitted to the Public Works Denartment, sho�ving site parking layout, landsc�oing, <br /> utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public ri�;ht-of-way. Public Works Department approvai of these <br /> drawings is required prior to any permits being issued. All improvements shal] be <br /> completed, approved and warranted before the Occupancy Permit is issued. <br /> 2. Full SLandard (hal� street improvements are required to Holly Drive, including,but not <br /> limited to curb, gutter, sidewalks, street widening and drainage conirol per City Design <br /> Standazds. <br /> 3. Pazking must be per City Zoning Code and City Design and Construction Standards for <br /> Uevelopmen:. <br /> 4. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. IIuilding permits are required <br /> 5. Specia] charges for connection to the sewer and water systems in accordance with Ordinance <br /> 1998-94 and subsequent revision are applicable. These charges are based on projected water <br /> usage and can he substantial. .Appiica;it is encouraged to obtain a copy of the Ordinance and <br /> determine estimated chazges prior to building permit application. The actual charges shall bc <br /> computed by the Public Works Depariment per the ordinance in effect at time and according <br /> to the information on tl�e appro��ed plans at the time of building permit issuance. <br /> 6. Detention of stormwater runoff is required in accordance with City standards. <br /> 7. TreaUnent of stomi water runoff is required in accordance with City standards,prior to <br /> discharge of Uie storm water fiom the site or to a stream or wetland. Storm water treatment <br />� is currently required when 5,000 square feet of pavement is created by a project. <br />�` �,� i The options for storm�vater treatment on lhis site are a wetpond or a constructed wetland. <br />�'� �?,;, All stonn water facilities shall be designed in accordance with City standards. <br /> r:,� i <br />�i ' S. Due to the nature of the project, tl�e applican[may be required to get authorization to <br />�?��^�`�• dischazge to the sanitary se�ver from the City's Induslrial Pretreatment Yrogram.
