Project Overview <br />The project site is located in the NE '/4 of Section 13, township 28 north, range 4 east, <br />W.M. at the intersection of 92 St SW and Holly Dr. in the City of Everett. See Figure 1 — <br />Vicinity Map, for a detailed map of the project location. The site is currently the Holly <br />Vista Mobile Home Community containing 54 mobile home lots. The proposed project <br />will include 50 condominium units with curb, gutter, sidewalk, water, sewer, and storm <br />drainage improvements. Half street frontage improvements are proposed for Holly Drive <br />along the property frontage. The frontage improvements will widen the paved half <br />surface to 18-feet with curb, gutter, sidewalk and storm drainage. See Figure 2 — Site <br />Plan, for the complete site layout. <br />Detention is not required for this property because it is a "redevelopment' project. <br />However, water quality is required. Storm water runoff will be conveyed to a water <br />quality facility in the south-east corner of the property. Water quality mitigation will be <br />achieved by the use of a storm filter canister system (Stormfilter* by Contech Stormwater <br />Solutions, Portland OR). Pretreatment is required with this water quality -op 'on. The <br />pretreatment option selected for use with the Stormfilter`' vault is the Aqua -Swirl® —by <br />AquaShield, Chattanooga, TN. A flow splitter will take the pretfeatment-'and" water <br />quality facilities offline when the water quality design storm is exceeded. <br />This site is located within the North Creek Sub -basin of the Lake Washington Watershed. <br />r,. <br />The soils are Alderwood till (see soils exhibit in the Appendix). <br />i <br />JUr ec <br />a <br />LJ <br />
