Off -Site Analysis <br />' The existing topography of the site directs flow from the subject property into the North <br />Creek sub basin of the Lake Washington Watershed. The downstream analysis for the <br />' property is based on field reconnaissance and on available record information. <br />' Date of Field Inspection: Friday, March 16, 2007 <br />Weather Conditions: Overcast, mid - 500 F <br />Water flows through 12" concrete pipe along the 375 feet of property fronting Holly <br />Drive. See Figure 4 — Natural Drainage Pattern. At the northeast/southeast property <br />comer flow continues through 70 ft of 18" concrete pipe. Flow exits the pipe into 25 ft of <br />' open channel. Water exits the open channel into 60 ft of 18" concrete pipe that flows into <br />a catch basin on the south east corner of Corbin and Holly Drive. From the catch basin, <br />' water flows north along Holly drive. The catch basin on the northeast corner of Corbin <br />and Holly Drive could not be located. There was a large amount of dirt and gravel <br />covering the area. Drainage could be located again 220 fl north of Corbin drive at a catch <br />basin in the Fluke Corporation parking lot. Flow entered and exited the catch basin <br />' through 18" piping. From the parking lot, flow continues north and mergers with the <br />storm drainage system along Evergreen Way. The field investigation was completed at <br />eEvergreen Way. Storm Drainage records continue drainage flow down Evergreen Way <br />to the completion of the '/a mile downstream analysis. See Figure 5 — City of Everett <br />' Drainage Record. <br />Based on field observations, there were signs of flooding and insufficient drainage along <br />the NE boundary of the property.
