If the development proposes greater building height than permitted by the <br />zone in which the property is located, does the increase in building height <br />result in an increase in the usable open space on the property over what <br />would be provided by meeting the development standards and design <br />guidelines proposed to be modified. <br />f. If the development proposes greater building height than permitted by the <br />zone in which the property is located, does the increase in building height <br />impact the views or privacy of abutting residentially zoned properties? <br />eg. <br />Does the proposed development result in a mix of permitted residential <br />and commercial uses allowed by the zoning in which the property is <br />located which would not result from compliance with the development <br />' <br />standards and/or design guidelines proposed to be modified. <br />h. Does the proposed design mitigate the impacts that could be caused by <br />relaxation of the standards which are proposed to be modified. <br />19. The maximum height standard for R-I(A) zoned property is 28 feet. The <br />' <br />Applicant seeks modification to allow structures of the development to exceed <br />this height. (exhibit 1, staff report) Pour different building designs are proposed <br />A <br />to be developed on -site. These include the designs of Unit A which would have a <br />height of 41 feet 4 inches with three stories; Unit D which would have a height of <br />39 feet G inches with three stories; Unit C which would have a height of 30 feet 8 <br />' <br />inches with two stories; and Unit D which would have a height of 31 feet 10 <br />inches with two stories. All the proposed designs exceed the standard height of <br />28 feet. All units would have pitched roofs which would provide aesthetic and <br />design benefits and would also add significantly to the increased height of the <br />structures. (exhibit 1, sJaffreparl; exhibit <br />4, elevations) <br />20. With the increased height of the buildings, views and privacy of the abutting <br />residential properties would not be impacted. The taller buildings would be <br />located near the central portion of the site which is the furtherest distance from the <br />' abutting properties. On the property near the abutting properties would be two- <br />story designs. The additional height would not impact views or solar exposure <br />from these properties.
