I <br />I. <br />I <br />I <br />j1 <br />C <br />I <br />II <br />I <br />I <br />I <br />I <br />'l a <br />SITE DESCRIPTION <br />A site investigation was completed by Wetland Resources, Inc., in January of 2006 to <br />located jurisdictional wetlands and streams on the 3.95 acre site located at 9208 <br />Holly Drive in the city of Everett, WA. The site is located as a portion of Section <br />13, Township 28N, Range 4E, WM. <br />Access to this site is via Holly Drive in the east. This site has a gentle east aspect <br />and is entirely occupied by mobile homes and maintained lawn. The Washington <br />State Department of Ecology Wetlands Identification and Delineation Manual March <br />1997, was used to determine wetland conditions, as required by the City of Everett. <br />No wetlands are located on the subject property. One Category III stream flows for <br />approximately 90 feet adjacent to the northeastern border of the subject site <br />before it enters a catch basin. This stream flows through a grass -lined ditch. <br />Category III streams in the city of Everett typically receive 25-foot protective <br />buffers. <br />PROJECT DESCRIPTION <br />The applicant is proposing to develop a multi -unit residential development for this <br />property. The applicant is proposing to provide the required 25-foot buffer as well <br />as the 10-foot building setback from this stream. No impacts to sensitive areas are <br />proposed as a result of this project. In an effort to improve the overall functions <br />and values of this site, the applicant is proposing designate a total of 411 square <br />feet of additional area as buffer. Both the required stream buffer and the <br />additional buffer are proposed to be enhanced with native trees and shrubs.
