The proposal is to <br /> _onstruct one four-plex with coverec! parking on each of the three <br /> lots . In order to accemFlish this : twa variances are being <br /> sought . The first is f�r a reci�..,:^ len :n the �ront yard setback <br /> `or Lot � from 20 feet to 10 feet a�ony 9roadway . The second <br /> variance request is to allow covered parking vithin the 20-foot <br /> setback for Lot �. The Justification Yur these requests follows . <br /> FRONT_YARP_REDUCTIGN_FOR_LOT_� <br /> l'he er.ceptional circumstance applyir�g to Lot 0 is that at the <br /> time the short plat was establisheJ, a 25-foot access easement <br /> running the tength of the southern property line was also <br /> established . The need to respect this easement as w�ll as all <br /> setbacks while providing rire access makes it diffic� lt if' not <br /> impossible to develop the site at a density consistent with its <br /> current zoning and with the densities of property on three sides <br /> of the s1te . This variance will not be detrimental to the puhlic <br /> welfare or adJacent properties because the ren�ested !0-fuot <br /> setback vould be identical to that required for Lot D ahere the <br /> Broadaay frontage constitutes a side yard , instead of a front <br /> rard as for Lot 0. Therefore , the v_,riance would allow a unifor-� <br /> sethack along Broadway and would not be visually obtrusive . <br /> Since the variance would not affect the land use or compatibilitr <br /> with adJacent propertie-„ there would be no effect o� the <br /> comprehenslve plan. <br /> ALLOIJ COVERED PARKING UITHIN THE 20-FOUT DACKYARD FOR LOT C <br /> The four-plex proposed for Lot C !s consistent in i +.self with all <br /> set6acks established by code . The exceptional circumstances <br /> dpplying t0 the pr0("'osed u5B 15 thdt the prOpOSdI 1nC1udE5 thC <br /> constr�ctlon of carports over the parking spaces which are shown <br /> uithin the 20-foot rear� yard setback to the south of the <br /> four-plex . Uhile the parking spaces themselves are allowed <br /> within the set6ack, structures are not .
