The Froposai is to <br /> construct one four-plex with covered parking on each of the three <br /> lots . In order to accomplish this , two variances are heing <br /> sought . The Tirst is for a reduction in the front yard satback <br /> for Lot 0 from 20 feet to 10 feet along Broaduay . The second <br /> variance request is to allow covered parlcing withln the 2�-foot <br /> sethack for Lot C. The Justification for these requests follows . <br /> FRONT YARil REDUCTION FOR LOT B <br /> ------------------------------ <br /> The excePtlonal circumstance apPlying to Lol f3 is Uial al the <br /> time the short plat aas established, a 25-fool access easement <br /> running the length of the southern property line was also <br /> establlshed. The i�=ed co respect this easement as well as all <br /> selbacks while providing fire access makes it difficult if not <br /> impussible to develop the site at a density consistent with its <br /> current zoning and with the densities oT property on three sides <br /> of the slte . This variance wi21 not he detrimental to the puhlic <br /> w� lfare or adJacent properties because the requested 10-foot <br /> setback would be identical to that required for Lot D where the <br /> Broadway frontage co�stitutes a side yard , instead of a front <br /> yard as for Lot � . Therefore , the variance would allow a uniform <br /> setback along �roadway and would not 6e visually obtrusive . <br /> Slnce the variance would not affect the land use or compatibility <br /> uith adJaceni properties , there would be nu efTect on the <br /> comprehenslve plan. <br /> ALLOU_COUERED PARKING WiTHIN THE 20-FOOT DACKYARD FOR LOT_C <br /> ---------------"----------------------------- <br /> Tha four-plex pror-osed f��r Lot C is consistent in itself with all <br /> setbacks established by code .
