Mr. Hoagland, ��tr. Wilsun, Mr. <br /> Iiarnett, and Mr. Zook were present. Mr. Eckstrom was absent. <br /> ��ir. Hoagland introduced the board members to the audience. <br /> ITE-M lll - Carl Gipson request for Variance from E.M.C. 19.18.040 . <br /> Don Wood of the Planning Staff explained that the variance request was for zero <br /> side yard setback instead of the required five feet to allow tlie rebuilding of a <br /> dilapidated garage on the existing concrete s;ab which is presently built to both side <br /> property lines. The garuge takes access :rom the alley and the lot is 20 feet wide at <br /> that point. The Planning Staff is recommending the variance be approved subject to <br /> two conditions: (1) that detailed building plans are required for review and approval <br /> before issuance of building permits and (2) that all requirements as specified by the � <br /> City Building Department be met. <br /> The applicani, Carl Gipson, stated that he and his wife had lived in this home since <br /> tlie fifties and since they could not afford to buy a new house, they want to �pgradc <br /> their property which would also be a benefit to the neighborhood since the existing . <br /> garage is dilapidated. - <br /> r <br /> There was no one in the audience to speak either for or against the requested . <br /> variance. <br /> Mr. 6arnett made a motion to approve the variance in accordance with the <br /> documents prepared by the (Planning) department. _ <br /> ��1r.
