The fol.lot•Iing are the Special circumstances which apply <br />tomy property which deprive me of rig3ils and privi_lcgcs which are <br />enjoyed by. other properties in the vicinity under the identical <br />zone classification. <br />My building in in an area zoned R-3 of mostly older buildings of which the larger <br />ones have been converted to multiple familyrresidences. Many do not conform to <br />literal requirements of this title because of pre -code conversion or illegal <br />conversions. My building is large, obsolete and expensive to heat. It is in need of <br />conversion to make it rentabie and needed improvements economically leasaule. However;. <br />present lot width requirements prevent conversion. When this•building'was constructed, <br />the lot width was considered adequate. <br />POINT 2. The variance I am requesting will not be detrimental to <br />the public welfare or injurious to the properties or improvements <br />in the vicinity of a zone in which my property is located because: <br />Although a variance is required, the building and parking will be greatly improved from <br />what it presently is. Rooms on the narrow side of the lot will.not be changed in use <br />or in number. The nearest house is 11.5feet away. Off street parking will be o y 9 <br />inches short of the requirement where now there is no offstreet parking whatsoever. <br />This is an area close to stores and good bus service. Much needed low rent u51 s <br />will be preserved and increased in qua.�ity and number. On street parking will be <br />relieved rather than worsener. Any increased trarflic wiii not e e rimen a Te-U&-u-F— <br />the back of the property boruers cn en PA zone. <br />11013T 3. if this variance is.not granted, an unnecessary hardship <br />will continue to the owner of this property, the cause of which is <br />beyond his control b^cause: <br />This buildin@ ur:s built when the lot width was considered adequate. It was built <br />when heating costs were nominal and large rooms desirable. It is a solid, well <br />constructed building'that now has an obsolete floor plan. So as not to grant a special. privilege to me by the-granting <br />of this variance I submit the following conditions to be imposed so <br />as not to cause inconsistencies with the limitations upon other <br />properCies in the vicinity and zone in which I am located. <br />That no additional rooms be added on the narrow side of the lot and <br />that the use of the existing rooms shall remain the same; <br />
