We <br />retained ThA Dykeman Architects to develop an overall master plan and a construction <br />cost estimate. Considering this information it was apparent that wc would have to makc <br />the improvements over sevcral phases in order to fund the project. We decided as tlie <br />initial phase we would remodel the existing 1920 era church and in-till the existing <br />adjacent covereJ courtyard {or our new Narthex. We plan to initiate following two phases <br />on a three and five year cycle. <br />Last year we launched a capital improvement iunding program for the initial phase and <br />beginnine, January 1, 1995, the pledges will extend for a period oFthree years. The <br />Dykematt Architects prepared construction documents and we bid the project in June. 1'he <br />bids eaceeded our initial lund drivc goal. This required us to negotiate with the low bidder <br />ro reducc the scope of the project and try to bring the project within budget. We deleted <br />such things as exterior lichting improvements, and other cosmetic items li6e interior <br />finishes. I-lowever our negotiations still fell short of our pledges and had to initiate a <br />second fund raising eRort. Based un coming close to meeting our budgei; an approved set <br />01' plans and permit from the building department we procceded with construction. <br />On, Ocrober 24, 1995, Mc Larry [iuchan, duilding Inspector, m�de a site visit to review <br />the location of the HVAC system for the contracror. During his visit Mr. Buchan stated ro <br />the contractor that the duct work abovc the ceiling in the Narthcx and outside air into <br />existing buildin�; was approvcd, but adivsed him that a permanent access to the roof is <br />required. Since then we have asked d�e contracror to give us a ballpark estimate to do this <br />work they told us that it will cost somewhere between $2,000 and 3,000. We are working <br />widiin a very tight budget and becausc of unf'oresccn conditions in the existing church wc <br />
